Vetting the tenants and following local laws is extremely important.If you don't own a primary residence, would you consider house hacking (buy a single family and rent out the rooms or a duplex and live in one side/rent the other?

No dates, rooms etc.

Several room modifications took place and rooms were added as well.

For example, 8 years ago I sold a rooming house for $240k and received $40k down and wrapped a $200k 9% notes around an underlying  $125,000 6 % note.  

Needs a huge remodel (they put the shower in the living room, and you can't open the oven all the way in the kitchen, absolutely ridiculous).I did check the events and meetups category, couldn't find anything nearby.
