And, FMV on 1/6/25 is not FMV today because now you don't have a lot in an established neighborhood, you have a lot in a disaster area which comes with the challenges I listed above.We built about three dozen "fire lot" homes after our fire--all lots acquired off MLS or from owners that came to us (we didn't market for lots), and not at a price that anyone would call a "discount".

Personally I was not stoked on the engagement fee and on that particular project, the listing agent (who promised to notify us if anyone else was kicking the tires on the lots) sold one of them and the project didn't make sense at the new number or units.

We spend far too little time looking for small multi-family deals in this area for the reasons you listed although we would look closely at an off-market (perhaps owner financed deal).
