Yes, any cash you take out of a 1031 exchange that isn’t reinvested into a like-kind property is considered “boot” and is subject to capital gains tax.

But once they give it to you, you inherit their cost basis and have a taxable gain.

Over time, as you gain more experience and capital, you can consider expanding into multifamily properties once you've built up a solid foundation in real estate investing. 

As you gain more experience in market you will be able to get higher leverage 85% LTC, 90% LTC, 93% LTC, etc

But, this will be front-end weighted and gradually slow towards the back half of the year.

As I'm sure you can imagine, it's been incredibly difficult for even the claims adjustors to gain access to the properties.

Selling it now vs renting, will give your dad more money and he won't have to worry about renters or cap gains. 

So you have to weight risk to reward.. and sometimes we have to eat one that we bought it happens..

There are pros and cons but i believe for most properties the cons out weight the pros.
