Cheryl Naegel speak with a lawyer in your jurisdiction but if you have a adjustment against the tenant and know their bank info, take it to their bank or have your lawyer send a letter to their bank and the bank will freeze their account immediately .

Heaving and cracking of most foundations can be due to 1) movement of the land and house, or 2) water that freezes into the spaces around the foundation.

I find it is easier to charge the adequate rent and just pay the heat as the landlord and know the place is never going to freeze when someone goes on vacation.
