The Japanese market is different in that it is a high yield cash flow market, non speculative investing.

Make sure your rent covers all expenses for positive cash flow.

Those would be tricky too, and the properties have to cash flow, but is this basically accurate? 

Cash flow is not great since properties are priced accordingly though.
