If I was nearby for other reasons and could swing by, yes.  

Throw in uncooperative tenant, sex offender, children living within and nearby, and no current lease, and you should be running to the nearest attorney as fast as you can. 

Sellers are slowly realizing there are fewer buyers and focused on working with those at the table.

I know people at the H/As locally and I think the decision here is they get fixed amount from OHCS (and local funds) and think more vouchers at lower rates is better than fewer vouchers for more.

If you put a donut over the city of Philadelphia with the center of the donut around the Center City area and nearby (essentially the hole), and the rest of the donut was basically everything else around it, you would find this trend:In the "Hole" of the donut:1.

Fewer Requirements: Private lenders are typically more focused on the value of the property and the potential profitability of the deal, rather than your credit score or income.

Also with fewer agents, and maybe fewer brokerages, or giant brokerages that control their market.  

The advantage is that a newer property would likely come with fewer maintenance issues, which can save time and stress.2.
