@Spencer ManningYour other questions were answered except for last one.S8 vouchers are for a specific number of bedrooms and rent amounts.So, a S8 tenant must find a property with rent that does not exceed their voucher amount.This stops S8 tenants from renting Class A properties and most Class B.Currently, Fair Housing does NOT protect source of income, so unless a state or local government has passed a law stating otherwise, landlords do NOT have to accept S8 vouchers.

As Dan H mentioned it’s the deals I passed on locally that were greater regrets than other state deals.  

It passed muster upon close inspection from their entity formation team.

Laws are now passed that prevent you from renting to yourself and claiming all the losses.

So they can get much higher yields on those loans which they pass out to us stockholders in the form of dividend distributions.

I wish airdna excluded the cleaning seeing it is a pass through but i do not set their policy.the local cohost stated that cleaning would be $250 to $300.  

The second violation gets them suspended until they watch a 5-minute video that addresses their violation and proper behavior, and then they pass a five-question test.
