Wanted to revive this post and check to see if anyone else has additional information or input on rental in Cahokia, IL / Cahokia Heights, IL . . .

In my area the seller would normally just sign the release unless they just don't want to sell the property as this would tie up the property where it couldn't be sold to someone else, but I don't see how the broker can force the seller to sign the release.  

The dialer is an add-on to the app.I did verify you have received a full refund for your most recent $179 monthly fee as well as two $50 incremental charges back in September 2024 when you requested.I am eager to learn what else or where else we could have communicated better - I am open to suggestions.

Are you trying to refi to pull out equity or something else?

I’ll never get a 3% interest rate again likely so margin will be more difficult this go around  - Anything else I may not be thinking ofAny and all advice is sincerely appreciated. 

If the latter you may just be an independent “bird dog” for a wholesaler competing with everyone else. 

It seems like there are additional obstacles to success for me since I'll have to do pretty much everything remotely, but an expression that I like, and I'm paraphrasing here, "If the path you're on seems easy, you're on the wrong path"Would love any and all advice, guidance, comments, warnings or whatever else you'd like to share.
