I feel super confident that there will be long term rent growth, even relative to inflation, but I feel less confident predicting it to the year. 

Food cost, Insurance cost, Drinking cost, eating out cost are all going up.

No, what's happened is that people look around at people like me and think "Hey if that guy could do it so can I, but I don't want to spend 20 years building this - I want to drink appletinis on the beach next year, living off my rentals". 

I’d look at it another way figure out where you want to live and than figure out if house hacking is a way to afford that area and if you have a long term plan to afford that place with at most one roommate, you will find it hard to break even much less make money house hacking anywhere in the region so may as well buy in a place you want to be long term, if your not ready to commit at least medium term, rent.

If the tenant can show proof that they truly belong there and are paying rent, the police wouldn't remove them.
