I'm an investor and flipper in the city, and I work for a developer focused specifically in Lowell as well.

@JerryllYes I completely understand have been a professional data scientist since 2018 before i swapped it out for real estate development 2 years ago.

Also, real builders/experienced developers will often have a true technician, i.e. a civil engineer, architect, real estate attorney et al at least glance at the property info to make sure there are no major red flags.

Do you plan to further develop the agent side and turn that into a full time thing?

Always approach as a developer with a specific usage.  

Given your focus on equity and scaling for future development, targeting properties where you can force appreciation through value add renovations seems like a natural fit.

We are a boutique firm in Chattanooga and every agent in our firm is personally involved in either real estate development, owns investment properties or flips homes. 

In my developments, I went to everyone I could in the area and got the most RELIABLE (not cheapest) person in order to make my numbers work the best. 

They're already there and given the holiday season, probably the traffic is light, so you can chat then up for 10-15m about the area, rental class, as well as any remarkable developments in the area that would positively impact that home/area.
