This wouldn't work so well with new construction from raw land but with properties you intend to rehab or infill lots where you'll have to fix the exiting house  you can always change the order to buy rent then rehab at the end when it's time to sell.You just have to evaluate the tax savings vs whatever real devaluation and opportunity cost there is by changing the model.

But to people that never lived in an older house or had to think about lead paint they may be scared by it and that could devalue the property unless you show it was fully remediated, at which point I would argue your property is worth more than other old houses as you can sell it as a value add that the house is guaranteed lead paint free unlike the competition of older houses.Wonder what we find out about next that we have been using for years and becomes illegal in the future when we learn it's killing us!

The job market may cool off, the FED wants to see unemployment rise, what the auto market and wall street are doing is not so relevant for the housing market.Real estate tends to go up during inflation (as the dollar devaluates, it preserves its use value) and usually is also relatively immune against recessions for two reasons.
