STR, Ground-Up Construction, MF 5+ and even 1-4 in select states require a more deliberate processing / underwriting. 

This is still considered a sellers market, but more accurate and deliberate pricing needs to be adhered, instead of putting a number out there and expecting 5-10 offers in the first three days. 

As-is listings are common and Virginia is a buyer beware state.Even with that the seller cannot deliberately conceal defects, refuse or fail to disclose known latent (hidden) defects, or divert the purchaser away from the defect(s) with the condition of the premises.

After a lot of research and deliberation, I have come to the conclusion that my strategy is going to be to begin with a house-hack on a multi-unit within my price range and within an hour of Silver Spring, MD, so likely a single-family home with a "mother in law suite" or extra square footage which I can turn into a small unit to live in.
