Are there issues that you think you should avoid regardless of potential for discount? 

Self-managing from out of state has been doable, but the challenges have added up, and I’ve realized I’ve missed things that could have been avoided with closer oversight.If you’re just starting and don’t already have a strong local network, I’d advise against self-management from out of state.

This avoids the headache of eviction and wraps things up cleanly.If things escalate before their lease is up—like the music gets worse or complaints keep piling up—you could consider eviction.

To avoid similar rip offs in the future, the investor needs to bear responsibility for vetting any investment offering they're contemplating, or if not just leave your money in government guaranteed investments (like FDIC insured bank accounts).  

You can put a mortgage into a "trust: without triggering a due on sale but again contacting your bank/lender is the best route to avoid any issues.Some banks/lenders or servicing companies change guidelines and even a trust may require other paperwork but the attorney usually facilitates that to be safe.  

I've had a long eviction and a big turnover so just trying to help you avoid something similar.

It's just how it goes, and no way to avoid it really.
