The former tenants  could give keys to someone else and try to collect money saying they subleased the place.Check all the windows also and make sure locking mechanisms work and have not been rigged for re-entry.

Its a 2b2b, 1300sf, asking price $105k as is, FMV is about $111k, (there is another house two doors down for sale by owner asking $130k exact same cookie cutter house)needs about $9k in repairs.

Even moreso if its in a cookie cutter subdivision where you have a pretty good idea of the layout.But how in the world are you estimating whether its a good deal if you have absolutely no clue what the rehab might possibly be?
