In response to your original question, closing agents should handle private loans just like a bank loan. 

As fund manager you owe your investors a fiduciary responsibility which I can foresee as a basis for lawsuits should the fund not perform as anticipated.  

My tenants are responsible for maintaining a clean property and for any requested pest control services.

If you came to me with an unlimited budget and asked me the most desirable place to live on Earth, my response would be Malibu or the Pacific Palisades. 

If you need income that'll be a certain set of options if you're trying to free up time and not be responsible for property management because you're planning to travel in retirement that'll be a different direction.

Responses are a month faster than a company doing it for you.
