There’s other creative ways to make it work. 

myself I have done a lot of creative financing and sub to buying. 

Get creative if you like but end of day a property is only worth what someone will pay.

Some wholesalers do creative financing but it's best if you are direct with the owner. 

Once my DTI got too high to get conventional loans, I found a great lender who finds creative ways to get me approved for conventional loans.

Very few sellers will consider creative financing in our area which is west coast.

Consider creative financing options like partnerships or syndications for larger projects. 

What really bothers me is these so-called gurus are all using the same model... entice you with glitz and glamour of how you can become a "Real Estate Genius" by using there systems only to find out after you have paid thousands of dollars to them most of the info they teach can be found for free or at least minimal costs.  

The only lenders I'm seeing are way above that as a minimum to finance.Appreciate any creative financing options.Thanks!!
