A friend just introduced us to another friend who VRBOs their cottage in the area, they purchased in spring, used it all summer, then rented a bit in fall/winter - enough to cover some of the expenses for the season (but not paying the mortgage.)  

I will be out there in August on a beach cottage trying not to talk about real estate.

They have a small specialty cheese section)- hipster coffee shop- first nice wine store- A CVS or Duane Reade- sometimes a mainstream bank like TD

Maybe even small cottages or houses around a shared common space. 

I have been looking at a small campground that has fantastic value add potential for lake front cabins plus a 6br house and a small 1bed 1bath cottage already in place.

In my opinion, in the over 20 or so tenants we've had in our 3 rentals by far the most damage ever caused was by a couple who both vaped in a small one bedroom cottage we rent out.

He was going to set up a meeting with the big cheeses where a couple of us investors, a few realtors and "they" could have a round table discussion.

Some decorative paint, but basically original "Cottage White" Agent mentioned only the boxes in the rooms, dirty carpet, and the condition of the rear yard, that it needed work, but that those should not keep it from being sold.
