I live in Vegas, have 3 pool pumps, 2 air conditioners and an electric car.

We replaced the roof, gutters, all hot water heaters, and all air conditioners.

The sellers pretty much want the most money for the home in as-is condition and thinks it's in perfect ready condition. Ive

Adding a 230 volt 15 amp window unit air conditioner. 

Currently it has a 30 year old Aquatherm water furnace and air conditioner (original to the home when it was built). 

Air conditioner is over 10 and for expense planning purposes we can expect to replace that within 5 years. 

Another thing to consider about the south if you're not familiar: Air conditioners run non-stop for about half the year.

I've never had a huge issue with theft or stolen items so that doesn't really keep me up at night but if somebody stole an air conditioner I keep extras at my warehouse and that would be a cheap rrplacement but I wouldn't put the replacement condenser until the Spring.

I consulted the prior owner and she told me that it must be that conditioner was not running at proper temperature.

Previous owners of this place did without an air conditioner because it stays relatively cool in the summer because of the elevation.Then again, the updated kitchen and bathrooms may be out of place in a cabin with no air conditioning from the perspective of some guests.
