What makes 100% total sense to tenant does not always compute with what you need to be successful as an owner....and #1 in that field is collecting rent.

I come to you hat-in-hand, looking for the collective expertise I've come to enjoy here. 

Higher rent, guaranteed rent payment, collections and damage you just call their commanding officer.  

In the future I will likely use a combination of a leasing agent for doing showings and a virtual assistant for handling leases, marketing, recording rents and calling for collections.

Get the judgment and frequently the court personnel will instruct you on how you can collect.

My property manager I don't think has a chance to relax, but she does have systems built around her to free up the time when it comes to regular maintenance and rent collection. 

An agent has an obligation/duty to be honest and deal in good faith.

And I actually think I have as much fun finding the deals and seeing the transformation of the houses we do as I do collecting the rent checks, that it would be really hard to give that up. 2) How many of those do you have paid off, if any?

You can find higher ROI (on paper) here and probably in other cities…but the probability of actually collecting rent significantly decreases.
