A free coffee - to a successful person?

@Philip Jones we've helped our clients do over a hundred.As some of the lenders posting have pointed out, the challenges are:1) Property value and corresponding loan size2) Appraisals have much better comparables than 5 years ago, but may still be an issue.3) Property condition can be an issue via the appraisal4) Ownership seasoning - most lenders looking for 6+ months or incredible documentation for cost of improvements made.5) Most DSR lenders require professional property management.Always try a small local bank or credit union, but most will expect you to transfer your business bank accounts over to them.

But would there be an advantage trying to buy a complex myself and holding it long term or is syndication really the best way to go?  

The tax return you have should have a 'carry-over' schedule providing details as to what is carried forward to the next year, whether it be an NOL or a capital loss carryforward.As Michael mentioned above, there is no carrybacks at the moment.

I will still be managing the property, as well as be an inheritor, so ideally my name should remain on the title. 

To truly be an asset to investors, you must be one.

This campus hosts a large Magnolia home goods store, high end furniture store, cupcake bakery, coffee shop, gardening shop, live music concert venue, large grass area with toys and balls for kids to play with, an open plaza with eight food trucks, a small baseball field (that Babe Ruth once played on and families can now play on for fun), a restored historic chapel (the oldest chapel in Central Texas), and six boutique shops with men, women, and children's products.

Not sure if the washer and dryer you are supplying are coin operated or free, but mine are coin operatedTenants pay for the utilities and it has been zero issue because I do not allow it to be an issue.
