I am having some issues finding insurance in Louisiana since many providers left because of the flooding and hurricanes that happened in the past, and insurance is very expensive but I have connected with you on BP so I will keep you posted if we get a deal in this trip, but very soon we will do our first one for sure.

Never EVER accept or agree to accept any tenant without properly conducting all points of discovery and creditworthiness [ability to pay], background [character] data [patterns of behavior in past residences], etc.

Tripping over dollars to pick up pennies.Even when investing in your local market one should think about making it as passive/hands off as possible.Not right away but over time for sure.As the cliche saying goes "Working on the business and not in the business"Investing in real estate shouldn't just become another job.Easier said than done but still, this should be every investors focus IMO.Happy Weekend bro 🙏
