The house will need a few things before selling: outside painted, carpet in 3 bedrooms upstairs, and some other minor things.

It list anything that might be wrong. ( stain on carpet, leaky faucet, etc)When tenant moves out you do a move out inspection and compare it to the move in.

We even got a bonus surprise when we pulled the carpet and discovered some awesome 60's, rock print, green vinyl underneath. 

The roof, master shower, and carpets throughout need replaced, and although the property is structurally in good shape and the AC\HEAT is in good condition, the house has never been updated to today's modern look.I want to walk away with 40,000 in cash but I am afraid that after the projected closing costs of $13000 that include the realtors $9600 commission I wont get the $40,000 because it needs a roof, shower, and carpet.

Those turnovers could give opportunity to do minor improvements and rent proofing (tile flooring as opposed to carpet if that's a concern) that could also raise your rent/desirability.

Limiting carpet and building materials that will degrade / be tore up quickly.  

Costco has it currently at $1.50 per square foot after rebate and I have a lower end rental I'm turning over the next month and I'm considering putting this in instead of carpet.
