Back in my construction days, I hated seeing wood in condo's, as it was usually the cheap fake stuff, which is basically cardboard.

Typically the owners policy on a new construction will be cheaper than on a resale property anyways.Also if you have a copy of both your policy and the original lenders title insurance...if you are able to provide that to the title insurance company on the refinance...you can often get a discount on the new policy (Both lenders and owners), or what they call a re-issue rate.

Would you be inclined to invest in crowdfunding projects if prominent issuers or promoters were listing projects on their own site instead of going through an intermediary platform and adding another mouth to feed in the process?

You can do this by yourself.It will come wrapped in plastic.Lay out a tarp or two where the driver can drive up on the tarps.Cut the plastic wrap only at the ends.There is a cardboard tube the carpet is wrapped around, pass a good rope through the tube to the other end at the front of the truck.Get a 2x6 or 2x8 board about 3 feet long and tie the rope on the board, make sure the knots are good.Truck backs up on the tarps.Tie the other end off to an immovable object, like your car frame.Truck pulls forward slowly and the carpet drops on the tarps.

I'd especially stay away from condos since there's often restrictions on their use, so you would likely have an issue renting it out if you decided to move and keep it as a rental.

As time wears on I think the better issuers will bypass the platforms entirely and distribution will be either direct to the sponsor or syndicated with listing sites.

So the crowd will be left with the choice of whether or not to take higher risks with lower quality sponsors and issuers or take less in returns from bigger players.
