You want to delegate all the mundane tasks to others and focus on doing tasks that only you can do.While you are calculating the costs of all the raw materials, you also have to calculate your salary into the total cost of writing your own handwritten letters.

I am 100% real estate development in my business so these are calculations I need to make all the time.

So, I am looking at postings near train stations in NJ, but often I am getting negative cash flow when doing calculations.

I pulled data from VRBO for similar 2br/2ba  units in the complex and by my calculations the nightly rate on average would come to $208.

We have quite a few resources here such as our STR Calculator, STR Newsletter, and our bookstore which has "Short-Term Rental, Long-Term Wealth" that is excellent. 

My opinion is that if people were making reasonable business calculations, these types of cases wouldn't even get there as the end result would be a judge having his eyes effectively glazed over and losing confidence in the efficacy of the sub metering solution. 

I am new to REI and still trying to understand the REI principles by reading, listening to podcasts and fiddling with RE calculators.

Running numbers on a spreadsheet and in a BP calculator every day for ten properties when you have never seen one in real life or smelled mold or been to a hoarder's house or seen a structural issue is just procrastinating.

You plug in whenever set your timer the car starts to charge right at 10pm and with just the standard charger Tesla has takes about 4 to 5 hours to fully charge so by 2 to 3 am your good to go and as I have calculated my energy costs.
