I’m in the same boat with lawyer, everything is on hold. 

Most events are baby showers, weddings, birthday parties, but they've also hosted 'market' type events with vendors and such. 

This is to ensure that both parties are aware of the loan and to protect the lender's interest in the property.

@Caiden Mooney, if you are going to rent the property to third parties you may also be able to use a self-directed IRA to fund.

The cool thing is you can structure the agreement between you and the private money investor in a lot of different ways that works for both parties.

The code part is easier to copy but without the liquidity its meaningless.

Vrbo has free price automation software.I use Excel for book keeping.I don't pay for any third party software, not really needed on 1 or 2 properties.I charge a little extra for cleaning fee than actual cleaning costs.

That part is not as straight-forward.Such operating agreements are frankly costly when done correctly.
