Unfortunately most of the folks on BP don't want to hear the bitter truth.

I've had success with direct marketing, cold calling and social posts, but when it comes to the topic of pre-foreclosures, being able to strand face to face with a homeowner can make a huge difference, just my experience.  

For example I cold call property owners for off market deals for the developers and investors I work with.

I’m not an investor (yet) but as an agent and having been in property management for a number of years, I can say that Taccoa’s rental market is pretty cold right now with only a few rentals currently on the market and a median rent price of $1200-$1300/mo.

Cold calling, we must have went through over 3k leads from 2 areas on cold calls.

I have been very successful at the role I'm in now of finding leads, using deal machine and podio to run it at mass and cold call them and my skills have been tuned up a bit through that.

Therefore, if the tenant must pay heat, electric, hot water, cold water, sewer or trash, their rent assistance would be lowered to accommodate the tenant utility payments. 

The others are cold calling and texting which we highly recommend for smaller budgets.

My presentations were geared towards new construction, but there are ways to improve existing homes as well.The main keys are to understand how energy (heat/cold) moves through houses and how to eliminate the weak links in heat loss/gain. 

Per my request they sent me a YouTube video (see above) where it’s placing a bracket to hold the filter and disconnecting the cold water faucet hose from the shutoff valve, then installing a water supply line adapter to the cold water faucet hose.
