A little bitter-sweet, an NID COULD be great for this neighborhood, just not this one, the whole plan is flawed.

Lead problem in property

It's supposedly highly durable and has a bitter taste so kids won't eat it if it comes off, but I don't see how it could make anything lead free if they need to add a bitter taste to it.

Do you invest with a partner?
16 February 2019 | 21 replies
This must require much more precautions. The greatest thing that keeps investor away from really good deals is money; if you can pool ressources and get into the $10million investment range that is defintely worth it;Investments below 5 millions are overcrowded with mass of investors ready to pay overprice; There are much less investors for 10million dealsI have once partnered on a project and it didn't really worked out for one reason.People usually mostly look at the capital splits in a business venture, but if you fail to considere the time investment as well, you may end up making a poor deal as didWe started with a 50/50 capital split thinking we would both spend the same amount of time and energy, but it ended up that my partner changed his job (got a promotion)at some point and couldn't invest his time anymore in the project.I ended up doing most of the work myself on my time, which is obviously unfair, while the other partner was making a living working his day job. This bitter experience tells that you should only partner with investors who are exactly in the same situation as yours.

Renting to someone who has previously been evicted?

No.The bitterness of the cost of an eviction will linger in your palate long after the sweetness of a few months' rent paid upfront is gone.

I enjoy my work as it has taught me discipline, reacting properly to rejection, and flat out work ethic that would rival the Spartans but as of late have found myself distracted by the idea of long term planning and using Real Estate as a means to get there.

What discount should I expect to sell a note for?

Land is not income producing and usually takes significantly longer to sell - I say that from bitter experience after taking it in the ear on land in Pasco County Fl. and another lot in Texas.
