Way to jump in, half the battle in my opinion is getting into the game. 

I think it's an  uphill battle. 

Biggest battle I had to face was the property not having a certificate of occupancy.

We filed a claim prior to July 1st, 2019 but fear that we will recover very little of the investment money due to: legal fees, court battles, cost for maintaining the properties prior to sale, and the fact that the total value of the properties is estimated at 60% of the total amount people invested in the ponzi scheme.

Additionally, I believe he is battling some kind of dementia and he forgets where to send the rent check to in the mail.

You can use another FHA loan at that point but it still has to make sense from an underwriting standpoint or else you may be in for an uphill battle.

Who knows if your gentrification will actually take off or if the blight will win the battle?

Knowing what you are good at and not good at is half the battle.

 - I'm sure you will be successful ... my advice was intended to reduce the difficulty of your journey .... to put it bluntly, without employment you will have an uphill battle acquiring property - A job makes that task EASY (maybe your wife has a job) .... sacrifice your "lifestyle" for a few years and then live however you want when you no longer need any income beyond your investment income - for me that was a 4-5 year processOn the multi-family, I say if you like it buy it --- As for the specific numbers on the 4plex....
