You basically echoed my internal conversation.

It's basically a ruined farm house with 3 structures.

In our lovely state of WA once the removal is approved, it could take another week or two until the sheriff gets to the property and posts the legalese paperwork on the door(they are busy), basically telling the bum that he will be tossed on XX date. 

I flip in areas I'm familiar with but even if not, it's not complicated to formulate comps from basic google searches.

I know of a few in the PCB Florida area Pretty basic, and I am small scale. 

If I gave you a list of 100 deals on a sheet of paper with just a few basic pieces of information you could apply the 1% rule and eliminate the vast majority of them and then only focus on a small number to consider evaluating further.

We're not curing cancer; it's just buying real estate, doing some basic math, buying some furniture and kitchen utensils, maybe getting creative with some amenities, and listing properties on STR platforms...it's daunting when you're new, certainly a grind to get started, but it's not a mystery or puzzle to solve.

That all is changing now, ever since Hilco Redevelopment Partners purchased the property in 2020, and received concept and development site plan approvals in 2022 and 2023.

We offer it at TFSB but it does require the basics like qualified credit score, DTI ratios - Must have W2 or (2 years of 1099 income) to qualify.
