No pocket listings = agents aren't even calling for new leads anymore, rising interest rate has nothing to do with an agent's ability to generate leads.If you mean multifamily apartments, 5 units and up, some of those agents will know, but not many until you are over 10 units which are more listed by only commercial brokers which I agree do understand seller finance.

Also, make sure there aren't additional restrictions on the property condition, compared to a conventional loan. 

The tenants in the 3 bedroom rental aren't in a protected class but I do not want to get in any kind of legal bind. 

Is there a reason you aren't looking at hard money lenders?

Not thrilled that it appears to be going up, but glad to know that we aren't the only ones experiencing longer hold times.

Sounds like this was a TIC setup which seems an unusual investment for an SDIRA (and problematic, from what I understand.)Aren't you the beneficiary of the inherited IRA?

Even if you aren't making a lot of money on any appreciation, you've been taking depreciation each year.

They aren't because 99% of the home buyers and sellers need an agent to avoid costly mistakes. 

They aren't making money on the loans and the true business driver is the pref equity raise for their own deals.
