If she needs to disturb the lawn to anchor it I would  say ok as long as you are willing to restore it. 

DTI is right under 60% with a decent credit score of 700 (no late payments, stable residence, stable employment, and no defaults…current debt is the ONLY anchor on my score).

The only issue this area has run into is that many of the stores that anchored it economically have fallen onto hard times (Sears). 

The location is small however in a town of 6k people, but having Walmart as an anchor would seem to be a nice advantage.Has anyone been involved in a NN or NNN deal with a short lease life left?

A strip center that is well located and position to be able to have service based businesses and anchor tenants like a gas station or grocery would be strong.

I don't have stats but two things I look for are diversity of economy (ie no 1 business towns) and proximity to larger-anchor cities like KC, Detroit, Chicago, Indianapolis etc.
