For non-primary residences, they have to follow all of the following rules to receive a permit: - the property must be a minimum of one (1) acre in size (designed as a precaution to disturbances)- The building standards of the underlying zone district must be met - Adequate parking is provided - Defensible Space requirements are met - Valid water and sanitation must be demonstrated - No more than five (5) bedrooms are in the dwelling As time goes on, they continue to become more strict on the rules listed above here, and are actively regulating it.

I have a 4 unit in Columbus (4 1 bedroom units). 

If you do go under contract, make sure you have ample DD period and that there are contingencies included so you can get your earnest money back.

I would most likely use MLS to find a property but for Padsplit I would want to add bedrooms and possibly bathrooms to maximize bedroom count. 

The homes I own total to 24 bedrooms, 8 bedrooms per home (1 master and 7 shared bath bedrooms).

Purchase price: $320,000 Cash invested: $15,000 Property consists of 4 quadplexes (16 Units), 8 two bedroom units and 8 one bedroom units.

We no longer buy two bedrooms or vacant properties without a solid rehab estimate.  

Also, Padsplit will want you to eliminate any dining room, den, etc to add more bedrooms. 

Do all of the windows need egress or just the bedroom?
