@Buckner Toney Yes the Gallagher amendment came up at the meeting of the CS Short Term Rental Alliance this week.

I’d probably still pursue it, worst case may be amending the foreclosure, not a long process.

If you run into problems, be sure to speak with an expert on Flood Insurance and often times they can resolve the issue either through an amendment or in my case just talking to the lender.

I sent an amendment to the seller August 30, to extend the closing date another two weeks which is what the VLB needs.

You need to spend $10s of thousands if not $100s on drawings elevations civil engineers planners before you pay the plan submission fees to get in the door and they can say no or you need to make amendments that cost more $$$

You can post it again with amendment see if you can get ~6% cap rate with a higher purchase price.

My question is - Would it be worth filing an amendment to my 2017 taxes to reclassify this property as a rental, or would this property still not qualify as a rental because it was not rented or listed for rent in the 2017 calendar year?
