What would you do if you weren't afraid of offending someone?  

Please don't be afraid of today's rates, if it's a good business decision today you would thank yourself later.

@Jason Crain I was actually not that comfortable with a sign in the yard....I was afraid it would attract vandals/burglars.

They were afraid the board hired one of the experts in condominium law that I recommended. 

I was at a lower price point so ymmv ($1200 ask - got $1600) Don't be afraid negotiate.

Also dont be afraid to push rents.

Don't be afraid to get a separate civil engineering firm instead of just contracting with an architect to handle all.

By no means does someone have to be a constant hard-*** to be in control of their business and just because a landlord approaches tenant relations differently than you do does it mean they are afraid or uncomfortable being the boss or enforcing their lease.

I’m afraid the Zillow one may be most the accurate, and of course it is the lowest!

Never be afraid to bring up and discuss any and all downsides so that you and your partner are both aware of each other's though process on one-offs.Hope this helps!
