It sounds like you need a less advanced system which is totally not a bad thing, and Joe, although is awesome and a great asset to the industry, if inherently a slob-like dude, who before having success with this lease option stuff, had a "good enough" type of attitude...

Law is clear that you cannot circumvent a borrower's statutory rights via foreclosure process in advance.

I suspect this lender was just one of the hundreds of crooks out there doing teh advance feescam.If your interested watch the American Greed episode on Remington financial they do a deep dive into these companies..

I had to step in and hire handymen to finish the job, plus go out and buy the things she failed to purchase, even though we had clearly outlined everything in advance.

So most agents are only putting about half of that $12k in their pocket, and out of that $6k they have to cover all of their operating expenses: licensing fees, MLS/ Realtor Association fees, continuing education classes to stay compliant with licensing requirements, monthly "desk" fees/ technology fees to their brokerage, health insurance for themselves and their family, errors and omissions insurance (required), marketing, car, car insurance, gas, clothes, computer/ software, cell phone, closing gifts, signs, photography, staging if they offer that, etc.
