-of the people who are interested, most will want a price that is too high.so out of that, you might get a small number of actual leads / motivated sellers.with that said, though, are you networking with investors and wholesalers? 

You have to get contractor bids to qualify, but ten you can do the work yourself after closing and build sweat-equity.2) Be very picky about the next property you buy and make a bunch of lowball offers to find a motivated seller, willing to sell under market.

After 3 years of ownership, I typically see my buyers achieve 9-10% cash on cash return with an annual appreciation rate of 9-11% a year in those areas. 

Your argument on market motive, to be true, would mean Super-8's would be doing gangbusters, and there not.

We are also noticing that market rent can be achieved and some cases even higher than market rent. 

. - potential equity in primary residence Asks/Needs to achieve goals. - In need of assistance formulating a concrete plan to achieve goals.- Assistance putting the knowledge and resources together to close next deal. - Looking to attend real estate meetups and expand network. - Locating and putting together the right  team that’s needed.-  Joining communities and connecting with others on a similar path. 

If your place is very well maintained you may be able to achieve higher than average returns.

I am casually looking in 2 markets away from San Diego but I am not expecting to achieve the return that I have historically achieved in my local RE investments.  

Is anyone out there still able to achieve the 1% rule and in which markets?
