Yeah exactly, I use funded accounts so Im not risking my own money on my day trading income and have one of the best traders in the industry that is mentoring me who has made millions and millions but yeah that is a primary factor why I want to get into real-estate is the more long-term aspect and the slightly more passive side to the income ( obviously not negating work but when compared to a job income ) Thanks for your insight and the warning on day trading is 100% valid and most people lose money especially people trading with their own money.

Everyone that has more than 1 or 2 properties should have some kind of basic spreadsheet that demonstrates how much that property is bringing in after all your fixed costs are accounted for, at a minimum - PITI, lawn care, HOA fees, etc.

Income tax refund (forced savings account where govt keeps your interest) gives them the cash they need for first month's rent + security deposit.10) Realities of S8: most tenants no longer have 100% of rent paid by the program.- Good luck getting them to pay their portion for the duration of their lease- Be careful including utilities in the rent as they then won't care about a running toilet resulting in a $500 water bill.- S8 tenants don['t want to pay application fees- S8 tenants cry broke about paying security deposits- S8 tenants in the program for 10+ years claim ignoreance on filling out their paperwork because they've learned a desperate landlord will do it for them.If you want a S8 tenant, you MUST advertise on www.AffordableHousing.com
