I'm not familiar with Canadian regulations but you should look into how you can get access to money if you don't have any.

We used our own cash we had no private investors.The other critical part was that we negotiated a 3 year wind down if our bank did not renew this was critical in 09 it allowed for a semi organized wind down that most of us in the HML space were doing in 09 to 2011 with all of our defaulted loans..

Is your agent familiar with the investment space?

Seems like access to all the APIs/data costs a significant amount of money and that it’s cheaper to use prop stream.

My plan for this year is improve my credit, get my real estate license (to increase my income on top of my W-2), possibly career transition into the property management space (to learn more), and save as much as possible and learn as much as I can.I’d love to house hack close to home but my area is so expensive it seems like it’d be close to impossible. 

IF you are looking in the commercial space, you will want to look on the MLS but also with all of the commercial brokers.

They are a commodity, and owners are competing directly against hotels in this space, so rents are ultra low.

While I am always looking for off-market, as an agent with access to MLS, that's my primary source of looking for deals right now.
