Pricing for HML or PML which are the exact same thing.. typically are very regional  some areas are quite a bit higher than others.. the Lowest in the Country is for prime CA. real estate then everything gets more expensive as you move form state to state. with some of the East cost states being quite a bit more.. but there is a ton of risk loaning in NY PA NJ given their foreclosure rules etc so thats why rates are generally higher there .

The housing market here tends to be significantly more expensive compared to other regions, and this definitely impacts renovation costs as well.Given that the home I am considering is around 3000 sq ft, the $250,000 renovation budget might seem more reasonable, especially in CA.

Now is the time to be investing in Wenatchee, Washington.This year the area's first Hydrogen plant is scheduled to start operating a $25,000,000 project.Northwest Natural Gas is putting in a $43,000,000 natural gas plant.In May of this year, the Washington State Port Association awarded The Chelan Douglas Regional Port Authority The 2024 Job Creator Award for creating jobs in the area.Earlier this year at a state of the economics luncheon it was rumored that the area will have over 25 data centers in the future.I was recently at a community meeting where Helion Spoke about putting in the world's first Fusion plant.

Ehhh my own fault.I'm deep on regional banks.I believe they are the back bone of American small business and all seem very well positioned.After reviewing many P&L's and balance sheets, I see lot's of value but time will tell.I'll either be a hero or a zero with this high risk investment.Wishing you much success and keep the dream alive
