New kitchen vs. old kitchen could make rents jump by 20 - 30% is my guess.  

The tenant told me the ice maker in the fridge (10 years old) is not working.

Is it a money maker neighborhood, or a bad one?

All in all, though, they are money makers and I really need to get my head back into it. 

I recently lost a deal to another investor despite being in touch with the decision maker and having a tentative date set to tour the property.My approach this past year has been very direct to the point.

I recently had a client propose the below question in regards to the client transferring ownership to a new investor, but still being the point of contact and decision maker between the PM and new property owner. 

I turned a break even/losing condo into a money maker.

In Palm Springs you can rent a property out 32 times throughout the year, which in our situation that would be ok as we are not buying to be a big money maker... more pay for itself and we can use as a nice vacation home with pool. 

You'll even find better options in California, but outside of OC; out of state, though, seems to be the real money-makers these days. 

If you are just starting it may be $10 or $20 bucks... but might be worth it.2)  We make rent due on the 25th and offer no grace period.
