I looked into True Submeter but they don't service California and I am waiting to hear back from California Sub Meter.Thanks in advanced!

This is true, and there are always opportunities in the market.

One just uses the tried and true wholesaling methods and each geographical area will have its unique ways of doing this.With a lot of land deals starting with tax sales. this is common in CA AZ etc etc. currently I am funding deals in WA ID MT CO AZ TX FLA and then some other states.

I did this in the MS market and while the advantages you pointed out were true.. markets that have slow appreciation and or areas where builders can keep building for low dollar amounts like the mid west.

Seems too good to be true, but after reviewing their numbers and deals it's a great investment.

Exactly what i was looking for The other commentators have added a lot of good info and value - I would chime in though one thing to look at closely is the property type - is it a true "log cabin" or more of a single family residence with "Cabin style" finishings?  

In true syndications, a sponsor shares all financials and will do a capital call if market conditions dictate more capital is needed.

Well, I keep hearing "if you find a good deal, the money will come"....like it falls from the sky or something...lol #4 Is true.
