I am the same as @Dan Maciejewski no mods without written permission but we allow holes for pictures or curtains and request they patch and touch up before leaving.We do work with people on upgrades if the upgrade increases the appeal of the property.

Offer accepted for $103k and I would be putting in around $5k for changing electric panel and some touch up.

Installatiion  included install of the fixture, venting through the roof, running electrical, touchup sheet rock and paint, new trim, and installation of the stack on the roof.

Needs small touch-ups throughout, but with minimal investment, could be a great flip. 

Many times the property only needs some cosmetic work that you can easily take care of such as painting, new carpeting, and touch-ups.

@Graham NadlerVinyl floor, no garbage disposals, a paint color that can be used as "touch up" (i.e. without having to repaint the entire wall), pex pipe, a working fan in the bathroom, leave a few furnace filters behind for either yourself or the tenant to change, no screens unless lease says tenant will maintain repairs, bathtub surrounds that use very little to no caulk (reduces mold).

If you want to/have time to touch up paint then do it.

The plan is to fix up the front unit with minimal changes, ie flooring, paint, and touch ups, and then build out the garage.

The foundation just needed some touch up in the photo where they are doing some siding repair.

Needs some lite cleaning and a few touchups before we list it.
