Good morning gentlemen.My schedule is open on Thursday 1/17 between 3-6pm & Friday 1/18 all day after 11am.We can meet at Francesca's on Harrison Ave if every one is available.

My thought now is to possibly recoup the funds, I close on an additional deal this coming Friday that will have similar numbers, and attempt to find a proper BRRR multi family before years end.

We ultimately spent a week researching LOCAL deals again... and guess what, we closed a duplex last Friday, marketed the vacant unit while under contract and that unit was signed this past Monday as well.

I got the funds quick and closed on the property Friday.

Its more about the stability and family unit and the knowing there will be a pay check on Friday.. and mom or Dad will be home for dinner at 6pm and at soccer on Sat.. and church on Sunday.. 

Friday afternoon or evening works too.

I applied Friday and heard Monday I was approved, "when do you want the appraisal?".

I am meeting with a local banker Friday to discuss commercial lending. 

Case in point Holiday falls on the first of the month which is a Friday, and their company pays payroll the day after a Holiday which is Monday. expecting payment Thursday would be a bad idea, because that means they pay their rent a near week before payday.I would deduct from their security deposit for fines, tenants are living in a high value asset, they can destroy property confrontation should be avoided.You should take responsibility for pest control its your asset you are protecting.Steep fine for painting, you might as well say eviction, you will never collect that money.Don't restrict your payment methods.
