It’s got like 300 days of sunshine per year and the downtown area is for sure a walkable layout.

Wrongdoing and unethical business practices can only stay hidden for so long. sunshine is a strong disinfectant.. and the sun has been shinned on these companies.. the concept while rudimentary.. 

Plenty of sunshine and deals and high rents for our tenants!

I do know in my market - the sunshine state to be precise - it is HARDER to sell a house with solar panels on it than not. 

1) Even early 2000's build properties begin to have some pretty major capital expenditures2) Having a property with very little maintenance issues is critical to a very successful AirBNB business. 3) STR's are not all sunshine and rainbows.

Business friendly state, landlord friendly tenant laws, fast eviction timelines also factor a lot into buying multifamily.In general most warmer climate states are headed for growth as retirees in the tens of millions migrate to sunshine states.

I am investing from the West Coast sunshine state (CA) so someone experienced with out of state investors would be great.
