We are going to go through a difficult patch that will impact every singe part of the economy.

I patched it up for the past two years while we got the NOI up to where it needed to be, but now it is time for the tear off so we don't have issues going forward. 

The area is hit or miss; our current tenant is great and has kept the unit in great shape, but I'm wary of how future tenants will treat the hardwoods and I don't want to have to keep refinishing or patching them up. 

A few years ago I invested in three loans via Patch of Land.

If it is patched all over like an asphalt highway...replace it.DO NOT install another layer especially if it has multiple layers already. 

I certainly don't want to be making decisions based on fear, but at this point, it's hard not to anticipate a rough patch across the board in most all markets.  

One of the take away's from the construction process was to assess the condition of plaster walls and make a good decision regarding to keep/patch or demo and start fresh.

Doesn't directly affect us in NC, but the oil patch states are poised for mass layoffs.

So it would be safe to say we will have a slow down and it will be rough patch but figured we would get through the mess.

My roofer installed the cap at the time when the heaters were replaces and patched all cracks on the top.
