It’s over kill for small landlords but it’s cheap, doesn’t take a lot of accounting knowledge to make reports about anything and everything and can ahndle your personal finances at the same time. 

Quickbooks will be an overkill right now but may be something you want to consider after say 5-6 properties.

It would almost certainly be overkill to have a cost segregation done, but the exercise could be helpful and might be a good educational experience for understanding how properties break down. 

Is this an overkill? 

Side I'm living in: New vinyl plank floor thru out, new LED cans in living room, every room painted, added wainscoting in living room (overkill), Ecobee T-stat w/ built in Alexa (free 4 being in the industry), fully rebuilt kitchen w/ added garbage disposal, dishwasher, new refrigerator, new wall mount microwave, new stove, all new cabinets and counters etc.

., but it's not necessary and probably overkill for investing.It would probably help more with running a dental business.

I would say a GC is not necessary  - it's a little overkill if you are just doing basic updates. wherever you get the flooring ( and I have some referrals  for you)  - they can install it  - so no need to worry about that.

For the value of the notes you intend to buy, a separate LLC for each note is overkill in my opinion.

On the other hand is it an overkill to spend $8000-$12000 on something that making external improvements could curb?
