I’m even considering buying thick rugs to give the tenants above but even that sucks to have to tell tenants what they need in their home.I really love the community on this site.

., I think there's a lot to building a "community" like feel for your tenants that may include events, giveaways, etc., to get them to engage with you and elevate their living experience.

Sometimes you get lucky.You could even bring up the subject of seller financing (search online for ideas of how to structure a seller financed offer), and make sure a competent real estate attorney helps write the offer documents (if it gets that far). 

But I am very worried that I maybe missing something important.What is the community thoughts Deal or No Deal?

It stays booked in the summer and is quiet in winter (cannot use the lake, community pool, community golf course, etc).

The forms are online, and it costs $100 per filing.

@Matt Wan Many lenders require wet signatures on at least the Promissory Note but if yours does not, as a US citizen you could do the entire signing anywhere on the planet with a good internet connection + mic + camera via Remote Online Notarization (RON) for less than $200.If wet signatures are required, the answer then depends upon what foreign country you are in.
