Never built in Houston before so take my feedback with a grain of salt but I'd put money on it being impossible to build a duplex from scratch for $125 a foot (including everything from drawings, engineering, permit fees, general conditions, labor, material, landscaping).Out here in AZ the builder cost is going to be $200 a foot at best, but add 20% on top of that for the client cost.

My father took out a $320K home equity line of credit (HELOC) to invest with my brother and I.

And my Dad in the 70s told me about fake lenders to.. make a living on upfront fees and never lend..

We're considering knocking down the carport and/or putting in another ADU, ideally a 2/1, to bring our comps to 6/3.Has anyone investigated or done this recently, and have advice on the subject?  

@John Zhang If your wife qualifies for Real Estate Professional Status (REPS) and materially participates in managing rental properties, there is no limit on the amount of rental losses, including depreciation, that can offset your W-2 income.

For your question on background, credit checks etc - what is customary in your area?

Is it all on one level or a two story?

Any issues it appears will be on the landlord.
