VA loans are very flexible when it comes to debt to income ratio, obviously 0% down payment is a plus, and since you have a service connected disability there is no VA funding fee.

If you’re looking to balance cash flow and risk I’d look to markets near you with decent cash flow but maybe not nova specifically which has some of the lowest yield’s in the country.
