Nashville is growing so fast and the market is “hot”.

We've also thought about going to Nashville, Cleveland, Cincinnati, Indianapolis, or Orlando (we're really open to about anywhere that makes sense for what we want to do).

We live about an hour west of Nashville and would really like to get started around the Dickson county area.

I get the Bay Area is probably never going to collapse.... but Austin, Nashville, Raleigh, Atlanta--- all places guaranteed for similar if not better appreciation long term(yes, even the Bay Area has a ceiling)... while not having to spend $1,000,000 on a 4-2.

He rents two of his rooms in Nashville, TN while pursuing his PhD and I live and work in Charlotte, NC as an actuary and rent out three of my rooms. 

There is a Clarksville Focus Group from the REIN (Nashville) group, may be able to network through that subgroup for market specifics/off market deals there - save some time and get to know some folks.
